Registration:

How can I register?

Registration is a simple 3 step process and should take you no longer than a few minutes.

  1. Visit our Registration Page
  2. Agree to our Confidentiality Agreement and provide us with basic information on yourself or business (Name, address, tax ID, etc.)
  3. Fill out the username and password page and you will receive a confirmation email once you are accepted.

What information do you need?

In order to process your application, we require the following information:

  1. Name
  2. Business Type
  3. Company Name
  4. Tax ID
  5. Address
  6. City, State, County, ZIP
  7. Phone Number
  8. Previous Sales Experience (Event Name(s), Date of Event(s), Asset Type(s), Asset Value(s))

Will I be charged a fee?

No. We gladly welcome all investors in participating in our sale.

If I have forgotten my Username or password should I register again?

No. Please use our password recovery tool to generate a new password that will be emailed to you.

Once I complete the Registration, will I be granted immediate access to view the inventory?

Yes. Once you have agreed to the Confidentiality Agreement and provided all the required information, you will be granted full access to site content.

Can I use same log in info from PrescientORE.com

No. In order to participate in this sale and future sales presented on PrescientSales.com, you must complete the registration available here.

Sale:

Can properties or notes included in a pool be bid on individually?

No. Properties/notes included in a pool cannot be broken up and must be bid on as a whole.

Can properties or notes being offered individually be put together in a pool?

No, however, you may place an offer on multiple assets but must provide separate checks and documentation for each.

I'm placing offers on several different assets, can I submit just one copy of the documents and one check?

No. All bids must have their own individual documentation and offer check.

Is there a minimum offer?

Offers should reflect your highest and best offer.

Who is the seller?

Seller is a private bank, however, Prescient is not authorized to disclose their name.

When will I be notified whether my offer was approved or not?

Prescient will be receiving and reviewing offers on a continuous basis. Once offers have been finalized with bank, you will be notified in 7 to 10 business days on or before September 30th, 2010.

Other Questions:

I have been trying to log in and/or register (thought I had registered before), but web site will not accept registration.

Our new website www.prescientsales.com is a different website that you need to register for. It is different than our other website www.prescientore.com . If you have any questions, feel free to contact us at 786-433-0322.

How do I get a list of the properties in the sale and how can I view them online?

You can get a list of the properties online once you register.

Is there a minimum amount bidders have to purchase during the sale?

There is no minimum amount to purchase for these offers. You can submit your offer any time from now until September 15, 2010.

If I have a buyer that might be interested in the entire tape, does he still have to go through the bidding process?

There is no "Bidding Process" per se. All offers must be submitted on the bank approved "Purchase Agreements". Please see our Confidentiality Agreement. If the buyer is interested in the entire tape, they wouldn't necessarily need to submit a Purchase Agreement for each loan or REO, we can discuss the wording to include all of the assets.

When you purchase REO property do you get clean title, all previous taxes and other liens removed?

  • Seller will convey the Property by Special Warranty Deed as per section nine (9) in the REAL ESTATE PURCHASE AND SALE CONTRACT.
  • All ad valorem taxes and assessments assessed against the Property will be prorated between Seller and Purchaser as of the Closing Date as per section 15 in the REAL ESTATE PURCHASE AND SALE CONTRACT.

Are all the loans non-performing?

Yes. Approximately 150 are all non-performing loans.

Is there a possibility that I can earn a commission if I bring the client to you and he buys?

Any commission will have to be paid by the buyer. There will be no commission being paid on behalf of the seller.

How do you figure out an amount to place on a bid?

All bids should be based on the Buyers own due diligence.

If I win the bid for the property, will I make the purchase from Prescient or the bank?

The properties will be purchased from the private bank.

Will I be allowed to perform due diligence on the property before closing?

Yes, you must perform your own due diligence prior to making an offer.

Would it be ok to have investors’ and/ or brokers contact you about the sale?

Yes, brokers and investors are more than welcome to contact us though any commission will have to be paid by the buyer. There will be no commission being paid on behalf of the seller.

How can I schedule an appointment to view a property and conduct a property inspection?

If the property is an REO, then please reply with the TIME, DATE and ASSET # to registrations@prescientsales.com to view the property. Prescient will not hold appointments for Loans, HELOCs and Other assets.
